Understanding the Dispute
Before deciding how to proceed, I want to understand the whole story. I want to know:

A property dispute cannot always be understood from one document or one person's version of events. The history of the property, the transactions involving it, the relationships between the parties, and the documents supporting their respective claims may all matter.

Litigation Is Not Always the First Answer
A strong legal position does not necessarily mean that going to court is the best first step.
Litigation can be expensive—not only in money, but also in time and emotional energy. Even when your legal position is strong, it may be worth exploring whether your rights can be enforced without a lawsuit.
Where appropriate, I can represent you in discussions with the other party, explain why your position is legally strong, and explore whether the dispute can be resolved by agreement.

When Negotiation Has Reached Its Limit
Negotiation requires both sides to be willing to engage meaningfully with the issues and consider a reasonable resolution.
When it becomes clear that the other party is unwilling or unable to engage in that process, negotiation may no longer be productive. At that point, litigation may be the more appropriate course.
When litigation is necessary, I am prepared to pursue or defend your rights in court.
The objective is not to litigate simply because litigation is available.
The objective is to find the best way forward for you.
